We noticed an interesting shift around mid-January in the South County. Buyer activity picked up and homes were selling with multiple offers.

We'll start with Montecito Houses; There were 10 sales which is pretty low. The Median Sales Price for those 10 sales was $4,9M, down from $7.3M in Jan 2022. There were 31 homes for sale as of January, which is lower than maybe ever. On average homes are selling within 40 days at 95% of the list price. 

Next, we will talk about Condos in Montecito - pretty slow here. No condos were sold in January, same last 2022, just 1 in December. There were 4 condos for sale as of January, which is really, really low

Hope Ranch; There were 3 sales which is mid-range lately for Hope Ranch. The Median Sales Price is $3,995,000, lower than the $4.65M of last January. There were 9 homes for sale as of January, which is very low. On average homes are selling within 26 days at 98.65% of the list price.
