Redfin and Realtor.com also have their own versions of an online valuation. I even have a website that will run analytics for you, and if you put your property address and answer simple questions. It’ll give you a value so, if you’re curious and you want a general idea of what your home is worth. These sites are going to be fine.

However, if you are looking for a more precise number. I will warn you that these sites from the top guy (Zillow) all the way down to my little old me site can be limited compared to a custom analysis by a professional. They use Radius and Price per Square Foot data that isn’t always great for valuing a property and are known to be off by like 15%, especially in the Santa Barbara area where there can be a huge variation from one block to the next.

For instance, a median sale price of around $900,000 can be on one street and just a few short blocks away, and homes can hold values in like $3,000,000 to $4,000,000 range!

So, if you’re considering selling I suggest talking to a local expert to get the entire picture about the current market, buyer sentiment, recent sales, and the best positioning for your property.
