Let’s talk about the Santa Barbara districts E & W of State in August. House (SFR) sales were 56, down 20.0% from August of last year and 93.1% higher than the 29 sales in July. The Median Sales Price was $2,050,000, up 20.6% from $1,700,000 in August of 2021. The Total Inventory of Houses for sale as of August was 78, down from 85 last month and up from 53 in August of last year. The average DOM was 17 slightly lower than last month and last year. Condo sales were 17, down 50.0% from August of 2021 and 21.4% higher than the 14 sales in July. The Median Sales Price was $1,200,000, up 39.5% from $860,000 in August of 2021. The Total Inventory of Condos for sale as of August was 12, down from 16 last month and down from 14 in August of last year. The DOM was 22, up from 14 days last month and up from 12 days in August of last year.
